The Mayfair Building is located on the former Smithwicks (Diageo) Brewery Site in Kilkenny City adjacent to the original Abbey which is an area of conservation. Originally constructed in the 1960’s the renovation and refurbishment of this 2 storey building forms part of the regeneration of the overall site (20 acres) of Abbey Quarter.
Provision of sustainable design services for a new state of the art two storey extension to the gable ends of the existing building (approx. 884 m2) with remodeling and extension of the existing 2 storey flat-roofed section. This building is LEED Certified. Modifications to the internal layout of the building and provision of a new mezzanine level in the double-height space of the former ballroom.
The Mayfair building is located within the City Centre Architectural Conservation Area as set out in the Kilkenny City & Environs Development Plan 2014-2020.
Sustainable design elements include:
- Provision of heat pumps for water
- Heat exchanger units designed for ventilation
- Specialised lighting detection system
- LEED Silver Target
A Healthy, Efficient & Cost-Saving Building
The facility will operate as a ‘My Open Library’ space available for use to registered users for up to 98 hours per week making it an accessible space for study and contemplation at the times that suit people the most.
In addition to acting as M&E Building Services consultants through a competitive public procurement process , our sister company, Lawler Sustainability, were also nominated as LEED Consultants for this building which is on target to reach it’s proposed “Silver” status to provide a healthy, efficient, and cost-saving green building.
We were awarded this project after a public procurement process with Abbey Quarter / Kilkenny County Council. We successfully worked alongside all design team members on collaboration and co-ordination of all design stages throughout in addition to delivering quality on site interface with contractors during construction stage of this development.
