Lawler Consulting acted as sustainable building services engineers for the refurbishment, fit-out, and rooftop extension of this historic Grade II listed building in the James Street district of London.
This 10,000m² Georgian heritage building was previously the James Street headquarters for HSBC’s private bank and the nine-floor building has now been transformed into a unique office and commercial development.
The building now features unrivaled amenities including a medical center, experience treatment rooms, changing rooms, basement parking, open roof terrace bar area, drawing rooms, and a fully functioning auditorium to name a few.
The design includes a basement plant room, fully zoned air conditioning in the open-plan offices using hybrid VRF to reduce refrigerant, and full daylight controls to reduce energy.
We completed the full design to LOD 400 in BIM to allow for off-site fabrication of the MEP equipment. This ensures zero clashes or reworks and allowed for a faster install programme whilst increasing health and safety on-site by reducing the amount of personnel on-site.
The design was fully integrated in BIM with a fully functioning BIM model handed over to the client post-construction to allow them to reap the benefits of continuing their facilities management using BIM.
